Tucked away in popular Long Harbour on Salt Spring Island, Clam Shell is an affordable and easily accessible private island. Approximately 1.1 acres, Clam Shell sits prominently within Long Harbour and provides 360-degree views with excellent southern exposure.
Clam Shell was acquired by a previous owner that commenced the construction of a fully off-grid architect designed home. A high level of on-site work has been completed providing the potential for a new owner to step in and complete the construction within a timely manner. Building permits for the single-family home and other improvements are currently active and effective until August 12th, 2025.
With an emphasis on eco-friendly living complimented by natural and locally sourced materials, the original vision for this private island can easily be completed with the potential to add one’s own unique touches. Despite the island’s smaller footprint, the previous owner has maximized its outdoor space creating an idyllic sanctuary adjacent to the home. A large circular outdoor brick patio is positioned between the home and a timber frame pergola with outdoor bbq/kitchen, all of which is ringed with a stunning timber frame railing topped with white marble. An incredibly private and stunning area to entertain guests or relax and watch the boats go by. A small unheated sleeping cabin can be used for storage or accommodation while building.
Access to the Island by boat is easy given its immediate proximity to Salt Spring. Situated adjacent to Maracaibo Estates and within minutes of both the Long Harbour Ferry and RVYC’s Scott Point outstation, Clam Shell would make an excellent full time residence or recreational getaway. Construction materials can be brought to the island via a small barge unloading ramp, while future access would best be provided via a dock on the south side of the island. An application has been commenced for a water lot lease to support a small dock.
