Location
Easily accessible, Fox Island is within a 30-minute floatplane ride from the City of Vancouver, or a 20-minute boat ride from the nearest marina on the British Columbia mainland. The nearest full service community is Powell River.
The island is ideally located midway between Vancouver, Desolation Sound to the north and Princess Louisa Inlet. This is an area that is very popular for boaters, swimming, diving, fishing and other water sports. Fox Island also provides part protection for the Hardy Island Marine Provincial Park. This 42-acre marine park is immediately northwest of Fox Island and provides protected moorage and wilderness camping.
Overview
This hourglass shaped island is generally forested except for the clearing around the main home (on the westerly section of the island) and other natural clearings and meadows. The all weather dock is near the most westerly end of the island near the main home. The eastern portion of the island has been surveyed to accommodate a five-lot subdivision. A protected dock can easily be installed adjacent to the proposed subdivision. Fox Island has a gentle topography with water frontage that ranges from low-bank, easy water access to high-bank with spectacular views.
Main Residence
The main residence is located right on the water's edge, facing south to take advantage of the outstanding views of Blind Bay and the Malaspina Strait. The rustic, yet comfortable home consists of approximately 1,500 square feet of floor space and four bedrooms. The home is intended to sleep more than a dozen people and is ideally configured for lots of kids and extended family. The home is situated for its easy access to the water as well as the spectacular views at this location. The home is built in a split-level configuration. The main floor consists of the living/dining areas in an open plan with the kitchen. Towards the rear of the house is an addition that contains two bedrooms, one of which is a bunk-bed room. Upstairs is a smaller master bedroom plus a very large kids room with ensuite. This room sleeps at least eight. The basement is accessible from the outside. It provides for ample storage and an open, clean workshop space. Closer to the dock is a two-car garage. This building is secure and is used for storage of equipment and watercraft.
Subdivision
Fox Island has numerous natural attributes that make it an attractive offering. Of significant value however, is the fact that the island can be subdivided to provide for an additional five, 5-acre residential lots. Four of these lots include drilled wells and approved septic sites. The islands natural shape positions it well for this future development with these additional lots located on the easterly section of the island, preserving the westerly section for the owner. Access roads for these lots have been roughed in. In the event the island is developed further, a new dock would accommodate the lot owners while the existing dock would service the existing home. Building sites for these lots vary, ranging from 100+ foot cliff sites with stunning panoramic views of the Strait of Georgia and Blind Bay, to an idyllic forested peninsula with estate-like privacy and water on both sides. Although ready for immediate use, the island is well positioned for additional development or improvements to benefit a single owner.
Granite Quarry
Fox Island also contains an historic granite quarry, currently equipped but not in operation. The grey, salt and pepper granite from this quarry has won awards for its quality and colour and has been used in construction throughout the northwest for countertops, tiles, building surface slabs, walls and other decorative uses.
