Julia Island is situated in BC’s gorgeous Gulf Islands. Just to the west of Galiano Island and immediately south of Parker Island, the Island offers incredible views over Trincomali Channel to the west, and the varied array of vessels that pass by to and from Montague Harbour.
Completely off grid, the Island provides a two bedroom cabin of approximately 1,000 square feet, several outbuildings, and a protected 30 foot dock with deep water access. The cabin is situated on the protected east side of the Island looking towards Galiano and offers a direct line of sight to the dock. A separated Bunkie and large covered deck, complete with fireplace and cooking grill create an idyllic spot for summer get-togethers or to simply watch the world go by.
Although the existing cabin is completely functional, a new owner might elect to build a new residence on another portion of the Island, capturing more sun exposure, and views of the Channel and the beautiful west coast sunsets. Regardless of where an owner chooses to build, at approximately seven acres in size the Island’s gentle topography offers a variety of choice building sites.
Julia Island is unique in that it offers excellent water accessibility and largely level and undulating topography. The north end of the island slopes gently into crystal clear waters, creating a natural boat launch and swimming spot. Secluded coves and small white shell beaches are interspersed with picturesque sandstone rock formations and ledges, making exploration of the foreshore a fascinating experience. The island is forested with a mixture of mature Fir, Gerry Oak, and Arbutus trees.
Services
The Island currently has a generator for power complimented by propane for lighting, fridge, and hot water. Water is provided by a rainwater collection system.
Continued technological improvements in solar systems, inverters and energy storage have made setting up a large scale passive energy storage system quite easy and inexpensive. These systems are sophisticated enough to power anything from a small cabin to a large, fully equipped home. Considering the layout and orientation of the island, a combination of wind and solar power systems will likely function best for winter and summer use.
Fresh water can continue to be provided via a rainwater collection system while sanitary services can be accommodated by an in-ground septic system. The island should have sufficient soil to provide for a drainage field.
